Hyderabad has witnessed a significant surge in the sales of ultra-luxury homes priced at Rs 10 crore and above over the past four years, indicating a robust real estate market in the city.

According to The Times of India, data available with CREDAI shows that more than 2,000 homes in this price range have been sold in Hyderabad over the last four years.

This buying pattern, which gained momentum post-Covid, saw sales rise from 184 units in 2021 to 570 units in 2025, as reported by The Times of India.

Various market reports also indicate that Hyderabad has emerged as South India’s ultra-luxury hub. The city recorded 625 sales of homes priced at Rs 10 crore and above in FY26, significantly ahead of Bengaluru, which recorded 125 sales, and Chennai, with 58 sales, according to a report by CRE Matrix & India Sotheby’s International Realty.

The value of these transactions in Hyderabad collectively stood at Rs 8,562 crore, The Times of India reported. Much of this high-end housing activity is concentrated in western and south-western corridors, with Kokapet, Nanakramguda, and Manchirevula emerging as prominent ultra-luxury destinations.

These figures underscore the attractiveness of Hyderabad's real estate market for investors and homebuyers in Andhra Pradesh and Telangana, signaling a strong demand for luxury residences.
